Once you find a suitable property with Leggett & James you will need to complete an application process to show evidence of your status and suitability through referencing. We use a third party referencing company to carry out a credit check and check your references. Some Landlords will not accept smokers, allow pets or be willing to accept benefits.

If the landlord is happy to proceed with your application then you will need to pay a holding deposit of £150 to secure the property and we will cease any further viewings pending your referencing.  If anything untoward comes up in your referencing then you may lose that deposit but if your application is successful then the deposit will be returned to you.

Once you have been accepted for a property then a tenancy agreement will be provided along with a schedule of condition. If we manage the property then periodic visits will be arranged to check on the condition of the property.

Our Shorthold Assured tenancies are for a minimum of 6 months, although typically 12 months. A longer term can be sought in advance, subject to the Landlord’s agreement. Tenants will be responsible for all utility bills during the term of their contract which will include Council Tax. You will also need to ensure you have adequate insurance to cover your own contents and accidental damage.
