At Leggett & James, we offer a tailored package of services to meet the Landlords requirements.
Full Management
This is our most popular service, which includes everything our marketing campaign provides in finding you a suitable tenant.
Once the tenant has been professionally qualified by an independent referencing agency, our service will include the setting up of a new PropertyMark approved tenancy agreement, registering the tenant's deposit and making sure you, the landlord, are compliant with all legal requirements.
We will also instruct a third party to produce an Inventory for you providing both you and your tenant with an unbiased record of the condition of the property.
As well as collecting the rent we carry out periodic visits to ensure your property is being kept in good order and deal with agreed ongoing maintenance either through one of our trusted contractors or via your appointed representative.
Multiple Properties to Let?
We have a number of landlord clients who enjoy a portfolio of properties we fully manage. At Leggett & James, we welcome new landlords with multiple properties and are happy to offer a discounted management charge dependant on the number of properties involved.
Rent Collection Service
This service benefits from the same marketing as our full management package with the same level of service in placing a new tenant, however once the tenant has been found you will take over the day to day running of the tenancy. We will however deal with the collection of the rent and provide you with monthly settlement statements.
Let Only
This service enjoys all of the same excellent marketing, service and preparation in finding and placing a new tenant as our full management service but once the tenant is found all ongoing matters are then dealt with by you the landlord.
